    Hello there

i have just bought a 17th century cottage and whilst the purchase proceeded my solicitors contacted the vendor and she said that we would not buy the property if she did not agree to pay for a chancel repairs insurance policy. So she did it was £100 pounds. This is fine as it lasts for 35 years. What i really want to know is who holds the information that says my property falls under the boundries of the chancel repair for our church? The reason i ask is that the solititors did not have any evidence of this, only that the question was asked to the vendor and she said our property "may fall within the boundary". Would be very interested to find out for sure how do i go about this? Do i start with the Diocese or the Parish etc.

    Thank you Teresa

  2. I think you've uncovered one of the major issues that these Chancel searches and indemnity policies have.

They offer redimentary searches, and to my knowledge, the majority of searche come back with 'may' be liable, therefore either the vendor or purchaser take oit an indemnity policy.

One of our other posters suggested the following method:

"1. A quick search of the anglican church website, gave me the closest church to the property I wanted to buy, with clear parish boundary lines.
    http://www.acny.org.uk/
    2. Visited their website to obtain contact info.
    3. Phoned, and in this case spoke directly to the friendly vicar, and was assured that there is no chancel repair liability applicable for her parish.
Email them if you want it in writing"
