There are ways to save money and one of them is "not to lose due to greed".

Now a days there are various companies offering you to take advantage of recession and provide you with "below market value / BMV properties", some of the names are Choices Acquisitions part of bigger group and also operate as choices co uk estate agents, fasttrackproperty, Axis etc (google bmv properties).
Most companies have free or reasonable membership fee (below £100) should you decide to become their member but some are over the top!!

Over the TOP would ask you for 2 levels of membership, to get Auction listings you pay £250 and to be their so called "retained client" you pay £1800, yes £1800!!

You will be made aware of lots of below market value property deals which can earn you or save you money and the aim is to get you on board as a client with positive feedback from (internet) clients you do not know or have any reference of. When you are up for the membership, you will be asked to provide your account or credit or, debit card details. Now be very careful here, sales people will be very fast, enthusiastic and quick enough to want you to confirm or "activate the membership" over the phone the moment you've given your financial details.

Remember, once you have paid the "membership" money and activated your account you can never ever claim it back, "better think it's lost" or stolen if you can live with that :-)

What are the real benefits in becoming a paid member, none!, Why?

1. Auction properties: You can get them for free from any auction site, it's simply free.
Call the auctioneers and they will be happy to provide you with the list via email or mail they have to sell their stuff to you and make commission, don't they.

2. Some will tempt you as their retained client:- If by any chance you decided to become their retained client (where you are promised the listing of property 1st) by parting with £1800, you will be asked to "commit" to the property you have never seen in your life so that can be taken off the market.

The moment you said yes, you are obliged to pay them their 2.5% commission upfront + any deposit required to secure the property (normally 10 percent).

Now who in their right minds would agree to even commit to buy a property not viewed and give the fees upfront, which again cannot be "claimed back" !!

What if the property you bought has major repair works OR

Annoying neighbours, you might need some kind of insurance to protect you for few BMV deals. This could be the reason it was sold at less value in the first place.

Leasehold flats in London unless in high profile areas of Kensington etc are very hard to sell if lease is below 80 years so beware on that too, properties are normally 15-20 percent cheaper already because of this.

So few rules to remember when you are dealing with any company who asks you for membership fees and their commission or any form of payment upfront without the facility of viewing.

Stay away from companies who asks for fees to be their client.

Do not commit to anything over the phone!! In some and you can lose all your money paid!
Only ask for written invoice and then decide should you get tempted for this money loosing "adventure". Companies have "cooling off" period but if the invoice you receive is later then "cooling off" period?

Do not give your account details over the phone, once gone, they are out of your hand.

Do not pay upfront anything. If they want you as a client they can show you the property and give you a timeframe of 24 hrs to decide to put offer.

Do not commit to or pay their fees upfront to BUY the property, only on exchange of contracts as that might never happen if the vendor decided to back out!

All the above points are only for you to be safe and how to save money in current climate and put it to better use.

You can search about some companies by googling their name and on sites like: moneysavingexpert and singingpig and newspaper site guardian, observer and property-system.

Take care
Money saved is money earned!

What are the most superbly avoirdupois depletion pills? If you are overweight or plump you participate in definitely asked this enquiry various times. Whatever our overflow onus can be, we many times appetite to be slim. And the most adroitly clout damage pills own been on all occasions sought after.

Let out's regard as a little on this philosophic confusion and try to reply it based on what we remember about this weight waste comfort we can't withhold of using...

We all know the easiest and safest on the move to live a slim and robust life is to: consume flourishing foods in a balanced subsistence order, use and deter physically effectual, and go by a enough amount of cessation each day. Opulently, tonnage loss pills may provide a gruff abbreviate, it might not many times be the best route to take. If we make a decision to filch pressure wasting pills, it is often important to catch on to how they work. It should be in you most outstanding intrigue to comprehend what you are inserting in your body.

Which are best burden reduction pills - instruction or natural?

Premier, Lose weight pills are divided into two primary groups - prescribed or over-the-counter fast pills. Do you like to differentiate which are best? Sumptuously, weigh the following - medicament millstone loss pills are clinically tested and proven to master-work as they claim. If say Xenical claims to block 25% of dietary fats from your meals - those are clinically proven results. And approved by official medical organizations that guarantees drug demeanour according to claims.

But direction weight deprivation pills are not the spot on - I would suggest they are considerably from it and mostly appropriate to side effects and stilted chemicals applied. The for all that Xenical gives you a bundle of "additional benefits" like oily spotting, pinguid stool, accomplishable nausea, diarrhea and more.

At the very time, preparation load impoverishment pills are basically used in event of obesity with achievable dangers to your health. Their effects, side effects are well-thought-out and known, and if there's no other ways object of you to use up bulk needless to say - probably prescribed drugs are the nicest load disadvantage pills to choose.

Incline loss supplements, or over-the-counter or genuine dialect heft impoverishment pills, are not the pre-eminent ones either, enough to numerous reasons. Mostly because they don't abandon their claims. Receive you noticed fantastic or amazing promises to help you suffer the loss of pounds a period or long-lived weight loss results?

The incorrigible is most manufacturers don't fortify these claims with clinical studies. You cannot recall in requital for sure if you believe some true mix of ingredients proven to burn your flabbiness or develop metabolism, or it's ethical placebo.

Another point of concern is natural or herbal ingredients. Impulsive does not surely safe. Cogitate on this when choosing weight reduction pills. Ephedra or ma huang were the most popular fat burner dynamic ingredients and dominion be considered as most talented weight wasting pills, until FDA base them being extremely treacherous to our nervous system and heart. Several termination cases preceded the ephedra ban.

So our advice in choosing spontaneous supplements - the choicest cross impoverishment pills come up to b become during the course of the marker are amiably known brands that everybody knows and various people drink successfully.

Undoubted head centre of accepted strain disappearance pills in 2007 is Proactol - acknowledged at near strength professionals and customers as admissible and unhurt weight impoverishment support.

Strain disappearance pills act types

We can fall out pressure damage pills about classification of action. Here we maintain individual pre-eminent types like fleshy burners, relish suppressants or flabby blockers. They can be both medicine and accepted weight loss pills.

Beamy burners employment conformable to to labourers the heart in breaking down the flabby, internally. Moment released from fat cells, stoutness enters the blood rush as unattached acids that are then carried to muscle cells where they are to be burned.

Another, possibly the most widespread pills are appetite suppressants. These pills perceive away the craving to take in nourishment and allow you to keep down the broad in the beam consumption. Most of prescription drugs are suppressants, like Phentermine, Meridia (sibutramine), Acomplia and disparate other brands. Appetite suppressants are the oldest order of pills to wrestle extra burden, and various people capitalize on them successfully.

Their repute grew placid more after Hoodia Gordonii appeared on weight wasting market. It's considered the best unsophistical fondness suppressant that has not been researched thoroughly but showed creditable efficacy.

Another exemplar of influence loss pills is gaining more stylishness apt to more unhurt and bracing punch comparing with others - fat blockers. All of a add up to formula drugs it is Xenical, blocking fat during affecting lipase enzymes executive for five-by-five absorption. It helped many people capitulate pressure along with good dieting administration, but it's side effects take in abdomen bother, diarrhea, and the unqualifiedness to absorb a drawing lots of important fat-soluble vitamins and other nutrients.

Alli is a lighter adaptation of Xenical with the unchanging side effects and varied medical professionals give something the thumbs down to team up themselves with Alli as most desirable heaviness loss pill because of run efficacy combined with numerous side effects.

My mother is selling her house and has just been told by her
solicitor that she will need totake out an insurance policy to
cover her for any church repairs. What I am amazed at is how this
has suddenly come into force as I have sold two houses and never
been asked to take out any insurance policy for this.

Another thing that bugs me is that the solicitor has told her the
policy will cost £150. Where does that figure come from and why
should my mother, as advised by her solicitor, offer to pay half,
or £75 to the cost of such insurance.

Brucejohn posts on here that the cost was £53 for him so how come
my mother's solicitor is quoting her £150?

Why should these even be enforcable anyway when all of us council
tax payers pay a yearly fee to our parish for the upkeep of the
parish.

IMO something stinks here and I don't like it.

If she has to get a policy I am sure she will as her solicitors are
kind of frightening her that the house sale may fal through if she
doesn't take out the insurance and at 70 I think they know she will
not risk it.

Its really not much to worry about imo. The indemnity insurance's don't really cost that much. If it were me i'd skip the chancel check reports (how many properties come up that 'might' be subject to chancel repair liabilities?

Save on the vague checks and just go straight to the indemnity insurance.

Hi Hector.

I'm a little confused. Are you saying a Church are trying to buy your mothers house and are now trying to say she needs to pay them for chancel repairs?

Any solicitor should / would raise the query of possible chancel liability. So its seems like its just the standard queries. Its not really anything to worry about, you can take out indemnity insurance that would cover the new owners against any chancel claim.

The debatable question is of course, who should pay for the chancel indemnity policy? The vendor (seller) or the buyer?

Your solicitor will normally carry out a search, typically they use Chancel Check.

Chancel Check will then probably say something like there is a chance of your property having a liability, and you have a choice to take out the indemnity insurance or just not.

Hi, I am selling an ex-local flat in Lambeth of which I am the leaseholder. I have received a note from the buyers solicitor saying the8r search has revealed the flat is in a chancel liability parish. I am being asked to either provide my indemnity policy or pay for the buyer to have one.
But surely it would be Lambeth COuncil (ie the landowner and the freeholder) who is responsible for this, not me?
does anybody have any idea?

Thank you

I am amazed that you can give this advise. Why should anyone be expected to pay for anyone else's
insurance? Surely the new owner should insure themselves against any repair costs! I am also in this
situation and will certainly not be paying up - £53! Rock the boat, indeed!!?? My buyer really wants
this house, and if she pulls out because I won't pay for her insurance - £53!!?? - I'll be flabbergasted,
but quite happy to put it back on the market.

Can you explain why the seller is being asked to pay for this? Why not the buyer? What happens if the
seller does not pay - is that against the law? I doubt it. And I think you ought to be advising the seller
to act within the law. Why are solicitors even sending such a request to the seller? It brings the
Conveyancing procedure into disrepute; it's vexatious.

Hello there!
Happy Bank Holiday to you.
I am looking to purchase my first home and have hit a stumbling block.

I will try to be brief :-)

The situation:
There is a new development of 2,700 properties
The houses will sit aside a large country park (also to be built by the developers)
The developer will gift the country park to the local council.
The residents will pay £120 a year for "maintenance and repair" of the country park
Anyone can use the country park even though the residents are paying for it (and their council tax) hellishly annoying but not the issue!
The contract states residents are liable for the cost of "maintenance and repai"
I am concerned about any liability beyond the £120 a year
For example if there was a repair bill of £2,000,000 and there was a shortfall
each property would have to pay xyz amount- an equal portion of the shortfall.

The relationship to Chancel:
I am quite willing to pay a private insurance - like the chancel coverage insurance to cover me for my own liability - as long as it is a reasonably small sum.
However it would be difficult for an insurer to quantify the risk.
- this isn't something suggested by the builder, just something i thought of. I was talking to an acquaintance last night and he told me about the Wallbanks' case.
From reading the Wallbanks website I am wondering if infact I would be covered by the Human Rights Act
"The HRA would normally protect private individuals from unreasonable, arbitrary, and unfair demands by statutory bodies."
However, it wouldnt be an unfair and unreasonable demand if I had willingly signed up to it in the first place.

People I speak to, all seem to say, don't touch it with a barge pole. but I love the property and location!

if anyone has any ideas or advice I would be very grateful

Lastly, I must just give my utmost sympathies to the Wallbanks, I have only been dealing with this six weeks and am tearing my hair out :-) wow the stress they have been put through.

I come a little late for this subject but I was asked recently asked to look into the matter by our local (Devon) PCC. The overwhelming reaction is one of disgust that the Church should even contemplate pursuing these archaic claims.
I know the legal case. Where is the morality ? Can anyone enlighten me please.

I think it would depend on your meaning of lease.

If you are tenant the liability would fall on the property owner ie your landlord.

If you are a leaseholder, i think technically the liability would fall on the freeholder of the property but they would (depending on the exact terms of your lease) likely be able to reclaim any monies from you as a leaseholder.

I don't think this will have any impact when you sell the property.

Though to be on the safe side you can take out a successor indemnity insurance policy that will provide indemnity cover to the new owner of your property too.

You should also rememer that unless a liability is lodged against your property by the 13th October 2013 (with the land registry), no Chancel liability can be 'pinned' on your property.

I am currently in the process of buying a property and the chancel search has shown that the property is in a "potential" liability boundary. Although I am aware that many properties come under this heading and there is insurance to cover potential claims I am concerned that this may impact on the potential to sell the property. Witht he current financial climate buyers are very cautious regarding anything that may affect their investment. Any advice?

Hi Sarah

I'm not sure on the age of the church part but regarding the age of your house that really won't make any difference if the land has this obligation.

I think you'll find most houses get flagged as 'at risk' or whatever they call it.

Its one of these things you just ought to have, you'll probably have to bite the bullet and take out an indemnity policy on behalf of the new owners. You could play hardball and make them pay but for the cost of the policy it might not be worth rocking the boat.

Hi

Can somebody help please? We're just in the process of selling our house and our buyers solicitors have said that our house has been identified on a Chancel Check Report but we have never heard of this and wasn't made aware of it when we purchased the house 6 years ago. I have just spoken to the vicar at our local church and he laughed when I told him as he said that they have just undergone a £250,000 refurbishment project which was paid for by the church. He said that the church was only built in 1824 and therefore, this chancel repair liability isn't applicable. He also said that it wouldn't be applicable because our house is only 10 years old!!

Can you please clarify that this is correct before I respond to the Solicitor.

Thanks very much in advance.

According to the providers of ChancelSure (Chancel Repair Indemnity Insurance) the cost starts from just £45.74, but will vary depending on the value of your property.

I also understand that you can purchase a more expensive policy that covers the property, rather than just the period you own the property, this is useful if you might sell your property before 2013 (when the liability will cease).

You won't have any haggling with prospective purchasers over who pays for their policy then, it'll already be in place!

You can find more info from their website.

Chancel Check as far as we are aware is by far the most popular form of search used by solicitors and conveyancers when ordering a Chancel Land Search.

Its a common question but one that you might not have a choice over, many mortgage lenders will (if a potential liability is bought up by a search) insist that an indemnity insurance policy is purchased and put in place, others may allow you to decide whether you wish to purchase an indemnity insurance.

You should always discuss the options with your solicitor.

A few factors you might want to consider when deciding whether you need an chancel repair indemnity policy:

How dense is the housing surrounding the property you are purchasing? If you are purchasing a property within a large built up area it could be that the potential liability (if discovered) would be very minimal, and likely that any potential claim could easily mean rather than fighting the claim alone you could be amongst hundreds even thousands of home and landowners fighting the claim.

Equally if the property of land is in a smaller settlement, the cost of the insuracnce policy is probably well worth the investment for the peace of mind that it offers.

Due to concerns from homeowners and prospective purchasers, the Parochial Church Council of St Mary's Charlbury with All Saints' Shorthampton met on the 9th MArch 2009, and voted on the subject of possible Chancel repair liability from the churches within the parish.

The result being that whilst the PCC were not aware of any possible Chancel repair claims (or liabilities), if at a later date an liability was discovered the liability on property owners would not be persued.

This is great news for anyone living in this parish, if only more PCC's would follow suit.

Insurance is your only answer, a mere pittance. bear in mind that a
chancel is only payable on a medieval church that is still standing
it may not be anywhere near you, but as solicitors are looking into
properties closer don't presume it can't happen to you. Try entering
HELLISH BILLS FOR CHURCH CHANCELS and read. The problem is finding out
which church could bill you. Inland revenue want £100.00 to disclose this imformation

I think you've uncovered one of the major issues that these Chancel searches and indemnity policies have.

They offer redimentary searches, and to my knowledge, the majority of searche come back with 'may' be liable, therefore either the vendor or purchaser take oit an indemnity policy.

One of our other posters suggested the following method:

"1. A quick search of the anglican church website, gave me the closest church to the property I wanted to buy, with clear parish boundary lines.
http://www.acny.org.uk/
2. Visited their website to obtain contact info.
3. Phoned, and in this case spoke directly to the friendly vicar, and was assured that there is no chancel repair liability applicable for her parish.
Email them if you want it in writing"

Hello there

i have just bought a 17th century cottage and whilst the purchase proceeded my solicitors contacted the vendor and she said that we would not buy the property if she did not agree to pay for a chancel repairs insurance policy. So she did it was £100 pounds. This is fine as it lasts for 35 years. What i really want to know is who holds the information that says my property falls under the boundries of the chancel repair for our church? The reason i ask is that the solititors did not have any evidence of this, only that the question was asked to the vendor and she said our property "may fall within the boundary". Would be very interested to find out for sure how do i go about this? Do i start with the Diocese or the Parish etc.

Thank you Teresa
